Sunbeam Properties, developer of the Miramar Park of Commerce, is nearing completion of what is likely to be the last warehouse project in the City of Miramar and in all of Southwest Broward County.
Consisting of 225,443 square feet, MPC-29 is being built in two phases at the Miramar Park of Commerce, South Florida’s largest locally owned and managed Business Park. The first building, MPC-29-A, is expected to be completed by the fourth quarter of 2014 and is marketed by Vivo Real Estate Group.
MPC-29 offers modern warehouse spaces as small as +13,000 square feet. The buildings are 32-foot clear with ESFR fire sprinkler systems, which offer more efficient protection than in-rack systems, and have a 172-foot deep truck court, 60-foot deep speed bays, clerestory windows that allow for natural light and parking in excess of code.
While no leases have been signed for MPC-29 to date, predecessor building MPC-28, which was completed last year, is fully leased to three companies. Those companies included an existing tenant that expanded within the Park; an international company that expanded its presence in South Florida; and a foreign company that moved to South Florida.
The Miramar Park of Commerce consists of more than five million square feet of warehouse, flex and office space and is currently 99 percent leased, which is a record for the Park.
Despite its nearly full occupancy, Andrew Ansin, vice president of Sunbeam Properties, says that “rent, land values and construction costs have combined in a manner that precludes speculative warehouse construction beyond MPC-29 at the Miramar Park of Commerce.”
The Miramar Park of Commerce is home to 10,000 employees from more than 160 local, national and international companies. Flex/office space, corporate build-to-suits as well as a limited number of second-generation spaces are available in the Park.
